A new survey by Advance America has identified St. George and Tooele, Utah among the top 130 U.S. cities offering the best “bang for your buck.” The rankings, based on responses from over 3,000 real estate professionals nationwide, highlight communities where residents enjoy strong value in housing, amenities, and quality of life relative to cost.
St. George earned the #34 spot nationally, praised for its mix of affordability, natural beauty, and a growing economy. Nestled in the red rock country of southern Utah, St. George has become a popular destination for retirees and remote workers alike. Its expanding housing market, proximity to national parks, and mild winters make it an appealing alternative to more expensive urban areas.
Tooele, located about 35 miles southwest of Salt Lake City, came in at #104 on the national list. Known for its small-town atmosphere and accessibility to the Wasatch Front, Tooele offers lower housing costs compared to the Salt Lake Valley while still providing commuting access and outdoor recreation opportunities. Its inclusion reflects a growing recognition of affordable communities on the urban fringe.

The Advance America survey asked real estate professionals to identify cities where individuals get the most value for their dollar—not simply in terms of low cost, but through a balance of housing affordability, access to amenities, community quality, and economic opportunity. The methodology included a nationally representative panel and applied post-stratification weighting to ensure demographic accuracy.
Value Is Growing In The Mountain West
The majority of high-ranking cities were located in the Midwest and Southeast, where cost of living is generally lower. However, Utah’s strong presence on the list shows that value can also be found in the rapidly growing Mountain West.
